The managing of any project is reliant on precise and good detailed client trade communication, making sure that all the basic information, proper estimates, drawings, due dates and selected finishes are in place.

From carpenters, plasterers, drywall, tile setters, general trades, electricians, plumbers to let’s not forget painters, an experienced foreman, with knowledge in the building of fine homes and renovations, will have these trades perform at high standards. They are used to time constraints and clients' schedules. They are also sensitive to the fact that they are dealing with a client’s personal space and treat it accordingly. Therefore careful attention to existing space is a high priority.

CP Design will provide consulting and other services with respect to the proposed renovations outlined above as follows:

1. Evaluation of Requirements:  CP Design will direct a process of exploratory meetings with the Homeowners, some prospective trades, suppliers and, if appropriate, an architect. The goal will be to enable CP Design to develop a full conceptual knowledge of alternatives for the project and in particular the design preferences and requirements of the Homeowners.

2. Design Conceptualization:  CP Design will develop specific design concepts for discussion and approval in principal in order to commence the process of developing both a project schedule and a budget and if necessary draft plans. Included, if necessary, will be a proposal as to how to divide the renovations into manageable stages from both a construction and budget perspective.

3. Development of Draft Plans:  CP Design, if necessary, will direct the process of creating a workable first set of detailed floor plans to be used to obtain trade quotes and initiate, where required, dialogue with the appropriate building department permits office.

4. Sourcing of Services and Products:  CP Design will manage the process of obtaining quotations for all construction services, supplies and products.  An active dialogue with trades and suppliers will provide an opportunity for an ongoing review of the proposed design and plans, and also an opportunity for changes based on evolving Homeowner preferences and budget considerations.

5. Contracting: CP Design will co-manage with the Homeowners the process of contracting with all suppliers of services and products, including the negotiation of payment arrangements. CP Design will assist the Homeowners with all decisions required relative to the selection of finishes, including material and colour alternatives.

6. Construction:  CP Design will provide proactive supervision of the full construction process including tear-out, new construction and installation of finishes. CP Design will co-manage with the Homeowners the timing and amount of progress payments.

7. Completion:  CP Design with the Homeowners will manage the process, of identifying all concerns and deficiencies and ensuring full proper completion of the project prior to the release of final holdbacks.

1. References: In order that the Homeowners may evaluate CP Design’s capabilities and reputation, CP Design will provide the Homeowners with direct access to as many of its clients, trades and suppliers as the Homeowners may reasonably require.
